Hard truths about selling your Ocala FL home!



Honesty is always the best policy, which is why I am writing this article. Here are a few hard truths about selling your home.

Overpricing your home helps the competitors home sell

Price your home to sell. Buyers are normally qualified with a lender for a certain price range and will comparison shop the homes in their price range. If you overprice your property, you are now competing with other homes for sale at that price point that may be priced well and could offer more square footage or nicer features than your home. Why would anyone pay more for less square footage or features? Would you go to a car dealership and pay $40,000 for a car that another dealership a mile away is selling at $35,000?


Selling a home can be inconvenient

Understanding this from the start, will make the process easier. You are going to have to get your home ready to sell, Keep the home in showing condition and have prospective buyers frequently walking through your home, which can be inconvenient.

Know your local Market

Real estate has always been local. It is important to know the local market activity, or that your realtor does. If they don't, then quickly get another realtor. Know the neighborhood trends, what has recently sold, and what other homes in your neighborhood are currently for sale.

Leave for showings

When you have a showing scheduled, It is best to leave for several reasons. First, you want buyers to be able to comfortably walk through your home and feel at home. You also do not want the buyer or buyers agent digging to find your motivation to sell. For example, say the reason you are selling is a job transfer and your husband/wife has already moved to your next destination. A buyer may try to offer less as they may think you are desperate to get moved.

Require that all buyers are qualified.

Your agent should be making sure that all buyers that are shown your home are qualified to buy it. Unfortunetly, you would be surprised at the number of agents that don't adhere to this and will show homes without even checking the potential buyer can afford them. Make sure the agent you hire pre-qualifies potential buyers.

Disclose all known defects

It is always best to disclose every known defect! The last thing you want is to get sued by the buyers for not disclosing a known issue. Getting sued is never good. Be Honest!

Photographs and Video Tours

Studies show that over 90% of home buyers start their property search online and they want to see high quality pictures and video. Photographs matter! Potential buyers will skip right over your property if it has limited and poor quality listing photographs.

Hire a skilled Real Estate professional.

Not all agents are equal. Your choice of Ocala real estate agent matters. A good agent will get your home sold for the most money, in the least amount of time.
